I thought the massive over-reaction to hawt busty cosplayer showing up with her goods on display might have been a clue that she's just a wee bit jealous (although not as much as the teacher...). It looked a lot to me like playful (even flirty) teasing at his oji-san allowing some rumored girl to stay over, turning into a distressed "Holy crap, I was right!" once she actually saw her. That and it's pretty obvious that she spies on him regularly enough, since she knows where his porn stash is (and if you take the logical step to assume what she must have been spying on him
