There was no discussion of that, since it quickly got buried beneath Yuuko's unexpectedly embarrassed response to him seeing her skeleton, but I've found myself wondering about it ever since I first read it. Did Teiichi's belief that the "real" Yuuko-san was down the stairs somehow interfere with our Yuuko's ability to touch him? Or was it something else?

I always thought of it as, since Teichi though that Yuuko was trapped behind the mirror, he indirectly thought that she was alive and that she had to release her (his word implied that, "she is still waiting"), and thus; he lost the ability to interact with Ghost Yuuko since living people don't have ghosts he focused solely on meeting the actual Yuuko and not her spirit. It's when he reaffirmed that she was dead that things went back to normal
