Anyway, back on being SRS. I would also like to see one of the answer arks, to elaborate a bit more about the story with Kinzo and Beatrice, plus the contract they made, how did he managed to make his business to prosper, why is a Beatrice living in the second Mansion etc.

Not very distant from the Mansion, since they go by feet. It's a winding path, Battler describes it well in the first episode, cursing for the fact they could have made it straight, but no, it was more beautiful that way. I could estimate it's about a 5 mins walk.
However nothing is been said about the port, at least untill episode3. As far as I know it could just be an embankment with nothing else around

Out of curiosity, as I'm not sure if this theory was discussed:
We first see Virgilia and Beato opening up the flashback scenes in the very beginning, and we find out that the Beatrice title is inherited and not an actual name referring to a person. Taking into mind this piece of information, what are the chances that Kinzo's Beatrice is actually referring to some other person rather than Beato herself? Ever since we discovered that the portrait of the Witch changes according to the person inheriting the title, so there may be a small chance that Kinzo is infatuated with the idea of 'Beatrice', rather than the person holding the title? Another thing I noticed is that, in the game, she states that now that she passed on the Beatrice title, she has no other name for herself, and thus, took on the short form 'Beato'. I find that a bit strange, if not slightly telling of her origins, because out of all the witches that appeared in the game, she is the only one who doesn't have a name. Not entirely true. Virgilia chose the name Virgilia (Virgilius at first) because of the reference to Dante's Inferno, where the guides are the Roman poet Virgil and Dante's perfect woman Beatrice. Virgilia also claimed to not have a name before chosing that on the spot.
