The Meaning Behind the Scene Titles
To unlock all the TIPS you have to get 100% CG and 100% scene done (it goes without saying that you have to finish all 33 endings)
To unlock several TIPS, you have to read all the TIPS that have been unlocked too (some TIPS does have , uh, like a "pre-req")
