What I'm wondering about now is if that new pic is an illustration of a real event or if it's another dream/delusion of Mayumi because lately some of the Mayumi x Tatsuya pics from past volumes are just in Mayumi's head

Only the pic of previous volume was her imagination though, all of other pics were illustrated the real events.

This new pic clearly not from her mind, otherwise it would have a small frame showed her awkwardly expression like the one in vol 17.

Mayumi is apparently getting manipulated by Gu so Tatsuya is trying to investigate. No romantic feelings apparently Tatsuya is still thinks of Miyuki.

Mayumi is not manipulated by anyone, it was the scene Tatsuta escorted her after their meeting at Juumonji house. Tatsuya still treats Miyuki like a sister , he doesn't have any romantic feelings for her, much to her disappointment this volume.

Correction, it was after first meeting in restaurant near Magic Engineering College.

Tatsuya does like Mayumi, not a simple senpai-kouhai term. However he refuted not in term of dating, but a simple an sexual term (not Tatsuya has that much kind of urge though) when he explained to Mari it. He reasoned that even for him, that can be helped since it was a natural for any human.

But considering his status as Miyuki's fiancee, he refused Mari's suggestion (or more like request?) to date Mayumi behind Miyuki's back.

Yeah, all of the things you said below were in Vol 17. In this Vol, Tatsuya recalled of his talk with Mari when he sat next to Mayumi, he thinks he has that kind of feeling for her, but it's not strong enough to call it romantic, similar to when he accepted Miyuki's feelings but he doesn't love her as a woman. So he chooses not to pursue that matter, since the guy is too busy now, it will hinder his current work.

From spoilers i read she teased him that he should ask his girlfriend ( she never says Erika, just implying) Tatsuya then said he prefer to ask Mayumi ( girfriend) which makes her embarrassed and she begged him to stop teasing her.
