Wait Ainz is only allowed to choose one item from the treasure room? I don't think I'm following really well, can somebody explain it to me? Why doesn't Ainz just take the whole treasure room for himself and tell Gondo how trash the dwarven items actually were in comparison to Nazarick's?

Well, they possibly used doppleganger and Ainz - in Momon's form - will deal with Holy Kingdom threat. Something like this...
After that he might as well switch places with doppleganger and made a grand entrance in his bullshitting fashion as always.
